How to Know When Your Shingles Are Worn Out
Your roof is one of the most important parts of your home, but it’s also one of the easiest to overlook. Shingles wear down slowly over time, and most homeowners don’t notice the warning signs until leaks or major damage appear. The good news is that spotting worn‑out shingles early can save you money, prevent interior damage, and extend the life of your roof.
Here’s how to tell when your shingles are past their prime.
1. Curling or Lifting Shingles
If your shingles are curling at the edges or lifting up from the roof deck, that’s a clear sign of aging. Curling happens when the asphalt dries out and loses flexibility. Once shingles lift, wind can easily tear them off — leaving your roof exposed.
2. Missing or Broken Shingles
Storms, wind, and age can cause shingles to crack or break loose. Even a few missing shingles can allow water to penetrate the underlayment and cause leaks. If you notice bare spots on your roof, it’s time to have it inspected.
3. Granule Loss
Those small sand‑like granules on your shingles protect them from UV rays. When they start shedding, the shingles wear out much faster. You might notice:
• Granules collecting in your gutters
• Bald spots on shingles
• Dark patches on the roof surface
Granule loss is one of the earliest signs your roof is nearing the end of its lifespan.
4. Dark Streaks or Discoloration
While some streaking is caused by algae, widespread discoloration can indicate shingle deterioration. When the protective granules wear off, the asphalt underneath becomes exposed and begins to break down.
5. Soft or Spongy Spots
If you walk on the roof (or a roofer does) and notice soft, spongy, or sagging areas, moisture has likely gotten beneath the shingles. This can lead to rot, mold, and structural damage if not addressed quickly.
6. Age of the Roof
Even if your roof looks okay, age matters. Most asphalt shingle roofs last:
• 15–20 years for standard 3‑tab shingles
• 20–30+ years for architectural shingles
If your roof is approaching that age range, it’s smart to schedule a professional inspection.
7. Interior Warning Signs
Sometimes the first signs of worn‑out shingles show up inside your home:
• Water stains on ceilings or walls
• Peeling paint near the roofline
• Damp attic insulation
• Light shining through the attic
These symptoms often mean the shingles are no longer providing a watertight seal.
